Both through advertising and viewings with prospective tenants, presentation of your property is key and can not only determine the level of rental income achievable but can play a major role in ensuring your property stands out in a competitive market.

Decoration

Whether your are selling your home or marketing for rental, it is important that the decoration is chosen to suit the market.

• Carpets, flooring and walls should be kept relatively neutral.
• Paint finishes are generally the easiest to maintain. However, wallpaper may be expected in higher value properties.
• Good quality, durable floor coverings and curtains/blind are particularly important to withstand wear and tear.
• Kitchens should be well equipped with appliances including, fridge/freezer, washing machine and microwave.
• Bathrooms should have good quality fittings to include showers.
• Wardrobes are an important item to remain in the property irrespective of the property being let furnished or unfurnished.

Unfurnished:

An empty property that includes floor coverings, curtains/blinds and white goods.

The rent ultimately achieved for an unfurnished property may be similar to a fully furnished property.

Fully furnished:

A property ready for immediate occupation, including furniture, crockery, cutlery, kitchen utensils, pictures and ornaments etc.

Presentation tips:

• Clean, crisp and uncluttered properties are most suitable for the letting market.
• Neutral colours are best.
• Choose fabrics and furnishings that can withstand reasonable wear and tear.
• Furnished items should be easily replaceable.
