Commencing Tenancy

Once the tenant has been selected, Bay Lettings take the responsibility for ensuring the move is as trouble free as possible whilst always ensuring the clients position is protected. It is often vital to ensure that the tenancy ‘gets off on the right foot’ and ensuring that the tenant’s experience of moving into their new home is a good one has a considerable bearing on how the tenancy will progress in future.

Landlords check list

Listed below is a summary of points that need addressing prior to commencing the tenancy:

  • Consent: Ensure you have the correct consents from your mortgagee or head lessor.
  • Insurance: Check that you are fully insured for a tenanted property for both buildings and contents.
  • Mail: Arrange for the redirection of your mail with the post office.
  • Accountant: If required, employ the services of an accountant or tax advisor.
  • Terms of the Tenancy: Agree with Bay Lettings on the terms of business that have been negotiated.
  • References: Confirm you are satisfied with the references including Bank, Employer and previous Landlord.
  • Legal Agreements: Preparation of the Tenancy Agreement and any notices.
  • Inventory and Schedule of Conditions: Arrange the Inventory and Schedule of Conditions at the commencement of the tenancy.
  • Furnishing Regulations: Ensure that all soft furnishings left in the property meet the latest regulations.
  • Organise the commission of an EPC through Bay or independently. This is a legal requirement for marketing the property and needs to be in place within 7 days of marketing the property.
  • Gas Safety Check: Organise a Gas Safety Inspection and ensure that a valid certificate is issued.
  • Electrical Check: An electrical safety check on all systems and appliances left in the property
  • Contractors & Guarantees: Provide Bay Lettings with a list of preferred local Contractors if necessary as well as appliance guarantees/warrantees and any contact information for any honecare agreements Keys: Ensure that there are a minimum of three sets of keys available, two sets of keys for prospective tenants as well as one set of keys for Bay Letting if appointed to manage the property.
  • Cleaning: Organise professional cleaning of the property prior to tenants moving in.
  • Gardener: Organise a gardener prior to the commencing of the tenancy.
  • Chimneys: Ensure that the chimneys have been swept prior to the tenancy commencing.
  • Smoke Alarms: Ensure that smoke alarms are fitted and that they are in working order and regularly tested.
  • Oil Tanks: Ensure that the oil tank is full at the commencement of the tenancy.
  • Septic tanks: Ensure that the septic tank is emptied at the commencement of the tenancy.
  • Telephone: Ensure that there is a line to the property.
  • Bank Account: Provide details of bank account to Bay Lettings in order that monthly rental payments can be paid to your account.
